End Laps (Horizontal Joints)
Where one roof sheet ends and the next begins further down the slope, the two overlap to form an end lap: a horizontal joint that crosses every rib of the roof.
Learn moreEastern Technical Contracting & Establishment rehabilitates metal roofs on warehouses, factories and hangars across Saudi Arabia. Rather than recoating whole roofs, our crews treat every lap, fastener, gutter and penetration with EPDM, so buildings stay dry through Eastern Province humidity and Riyadh heat alike.

To give every industrial roof owner in the Kingdom a leak-free roof they can verify: surveyed, photographed, treated point by point and warranted.
To be the contractor Saudi facility managers call first for metal roofs, known for honest surveys, itemised quotations and repairs that last summer after summer.
Survey before we quote. Treat the cause, not the stain. Work safely at height. Keep your site running while we work. Stand behind every warranty we issue.
A typical warehouse roof in the Kingdom carries thousands of fasteners, laps and penetrations. Summer surface heat hardens washers and sealants, shamal winds push dust and rain sideways into the laps, and on the coast salt air starts rust at every cut edge. Each weak point becomes a path for water. A blanket coating hides the symptoms for a season; sealing each point removes the cause.
An engineer walks your roof, traces where water really enters and sends a written report with photos of every failure point.
Laps, fasteners, gutters, skylights and penetrations are treated one by one with 1.2 mm EPDM and Promax Bonding Adhesive while your site keeps working.
Treated areas can be water-tested before handover, and the system carries up to a 15-year warranty with a 24–48 hour after-sales response.
| Bitumen / acrylic coating | ETCE EPDM system | |
|---|---|---|
| Approach | Covers the whole surface | Targets each leak path |
| Summer roof heat | Softens, then cracks and peels | Stays flexible and UV-stable |
| Foot traffic for maintenance | Easily damaged | Walkable once installed |
| Expected life | Recoat every few summers | Up to 15-year warranty |

Side laps are the vertical joints that run up the slope where the edge rib of one roof sheet overlaps its neighbour.

Every screw in a metal roof is a small hole through the sheet, sealed only by a washer.

Every drop that lands on a metal roof ends up in a gutter, which makes eave, valley and box gutters the hardest-working part of the whole roof.

Skylights bring daylight into warehouses and factories, but on many metal roofs they are also the first thing to start leaking.

Turbine ventilators and powered roof fans keep hot air moving out of warehouses and factories, but they never stop moving themselves.

AC refrigerant lines, condensate pipes, electrical conduits and solar PV cables all need a way through the roof, and each hole is a potential leak.

A sandwich panel roof does two jobs at once: it keeps the weather out and the heat down.

Our head office and most of our documented projects, across the city's industrial areas.
Warehouses and commercial buildings close to our base, including Zamil Group Real Estate.
Commercial and corporate sites, worked under organised permits and HSE.
Coastal industrial plants, where corrosion is usually the first problem.
Crews mobilise from Dammam for Riyadh projects, including Alfa Laval.
Correctly installed EPDM typically lasts well beyond 20 years on Saudi roofs because it does not harden or crack in summer heat. ETCE issues a warranty of up to 15 years on its EPDM systems.
In almost every case, no. Our crews work from the roof surface one zone at a time, so production, storage and loading carry on underneath.
An engineer walks the roof, traces where water is actually entering, and gives you a written report with photographs of each failure point and a detailed, itemised quotation. There is no charge and no obligation.
